Project Overview
The owners requested a first-floor addition and remodel, along with a new second-floor addition in Santa Clara, to expand their one-story residence and create more comfortable, private living spaces. The second floor was planned to include a primary bedroom, private bathroom, walk-in closet, two children’s bedrooms with a shared bathroom, and a hallway loft for family use.
Project Information
The 6,129-square-foot property is located within Santa Clara’s R1-6L zoning district.
The existing residence contained approximately 1,475 square feet of habitable floor area with three bedrooms and two bathrooms. The project adds approximately 161 square feet to the first floor and 1,410 square feet to the second floor, for a total addition of approximately 1,571 square feet. The completed residence has five bedrooms and five bathrooms. The project documents identify a total gross area of approximately 3,573 square feet.
Site and Design Challenges
The site has a uniform slope, allowing most existing ground-level conditions to remain unchanged. A limited first-floor addition was required near the entrance to accommodate the new staircase.
The primary challenge was placing a substantial second-floor addition above the existing residence while responding to the first-floor structural walls, setbacks, roof form, and building footprint. The upper-level walls also needed careful positioning to reduce visual mass, maintain neighborhood compatibility, and comply with Santa Clara’s residential design guidelines.
Other considerations included privacy, the relationship between the floors, wall lengths, and preservation of the home’s architectural character.
Design Solution
The existing U-shaped floor plan provided an effective location for the new staircase within the previous open court near the entrance. Enclosing this area created a double-height entry with a vaulted ceiling, an open-to-below connection, and views toward the staircase and second-floor loft. This transformed the entrance into a brighter, more welcoming focal point.
A modern floating staircase was positioned along the supporting wall to maintain openness and strengthen the visual connection between the two levels.
To reduce the apparent scale of the addition, portions of the second-floor front and side walls were stepped back approximately 5 feet from the first-floor exterior walls. Additional wall recesses helped break up long elevations and respond to the City’s massing and wall-length guidelines.
The smaller upper-floor footprint, recessed wall planes, and balanced proportions create a clear relationship between the floors. A hip-roof form consistent with the existing residence was continued at the second floor, preserving the home’s character while giving the expanded building a unified appearance.
